The post-industrial areas of the Kostrogaj residential district in Płock will be returned to its residents

Instead of a burdensome industrial zone – a vibrant residential area with services and a recreational area.   The City Council of Płock has passed a resolution allowing new development of the post-industrial area of the Kostrogaj residential district. The development was requested by Greenfields on behalf of the landowner.

The investment will dramatically change this part of the city. The city block defined by the streets Bielska, Tysiąclecia, Przemysłowa and Narodowych Sił Zbrojnych in Płock is a post-industrial area, where previously there were numerous buildings housing poultry processing plants.

“There seems to be no doubt in anyone’s mind that an industrial function, generating a nuisance and odour, is not welcome in this place,” says Justyna Cymerman, Director of Greenfields’ Urban Planning Department. “This is why we have proposed a new land use worthy of the site: apartments, publicly accessible recreational and green areas, and premises with basic services for residents on the ground floors of the buildings.”

Studio 20 from Warsaw is responsible for the urban and architectural design. It has completed several residential projects in Warsaw, including the Madison Apartments estate, Rezydencja Chrobrego and a luxury residence near the Old Town in ul. Bonifraterska.

Better access to childcare

The project involves a number of associated investments. With both existing and new residents in mind, the investor will build a crèche, which will be located at the public square at the junction of ul.  Bielska and the planned southern street. The facility, with a floor space of approximately 700 square metres, will accommodate 89 children in three sections. Importantly, the construction of the crèche will be fully financed by the investor and then transferred to the city for a symbolic zloty. The estimated cost of the construction is about PLN 4 million.

A road will connect ul. Bielska and ul. Przemysłowa

The investment involves new road infrastructure. Inhabitants of Płock will gain a street connecting ul. Bielska and ul. Przemysłowa, and exits from existing public roads will also be developed. The new road will be a great convenience for motorists living in the Kochanowskiego residential district. At the same time, pedestrians and cyclists will benefit from the investment as two new crossings will be created, one across ul.  Bielska and ul. Przemysłowa, and a two-way cycling route running along the southern side of the new street. The construction of the street, estimated at around PLN 3 million, will be financed by the investor.

Greenfields is acting on behalf of the site owner, Cedrob S.A. In addition to apartments, the project also includes the development of commercial premises and publicly accessible recreational areas such as open spaces for residents to get together, walking paths and green squares.
