Two positive resolutions adopted during a single session of the Warsaw City Council mark a particularly significant milestone for us and the successful conclusion of two highly demanding processes.
Both projects demonstrate that well-prepared residential developments can successfully combine developers’ objectives with the needs of the city and local communities – delivering not only new homes, but also public infrastructure, services, green areas and new shared spaces.
What did the City Council approve?
▶️ RESIDENTIAL PROJECT – 64 BOKSERSKA STREET | MOKOTÓW
The project provides for up to 796 apartments, non-disruptive services on the ground floors and approximately 6,600 sqm of publicly accessible green space for leisure, recreation and sports.
Our contribution to the development of the district includes:
✅ construction, fit-out and free-of-charge transfer to the City of premises of at least 1,810 sqm for educational purposes,
✅ renovation and construction works at Primary School No. 191,
✅ construction and reconstruction of Komputerowa and Bokserska Streets,
✅ development of public transport stops, including a terminus in the vicinity of the railway station,
✅ a pedestrian and cycle route providing access to Warszawa Okęcie railway station,
✅ preparation of construction documentation for a public road connecting the railway station area with Kłobucka Street.
This is another step in the transformation of Służewiec – from a formerly monofunctional industrial and office district into a more diverse, mixed-use part of the city combining housing, workplaces, services and social infrastructure.
At the same time, the project addresses several key challenges facing Służewiec, including safer access to Warszawa Okęcie railway station and public transport, improvements to the public road network and better access to recreational green spaces.

▶️ RESIDENTIAL PROJECT – GRENADIERÓW STREET | PRAGA-POŁUDNIE
The project will regenerate a degraded site and complement the existing urban fabric with a residential building featuring retail and service units and an underground car park.
A publicly accessible courtyard with a playground and greenery, new pedestrian and cycle connections, and new public roads will integrate the development with its surroundings and improve safety.
Our contribution to the development of the district includes:
✅ construction of public road 10 KD-D, connecting Grenadierów Street with Stocka Street, as well as works on Stocka Street including parking spaces, lighting and accompanying greenery,
✅ renovation of the gymnasium at School Complex No. 5 on Szczawnicka Street,
✅ reconstruction of a public transport stop, cycle path and pavement, together with additional roadside greenery along Aleja Stanów Zjednoczonych.

🟦 What do the two projects have in common?
Respect for the existing urban fabric, consideration for the needs of local communities and the belief that new development should not only unlock the potential of a property, but also bring tangible value to its surroundings.
In both projects, the Greenfields team comprehensively managed the entire process leading to the adoption of the ULIM resolution, including:
✅ preparing the urban and architectural concepts and working with BAiPP and MKUA to secure positive opinions,
✅ representing the investors before public authorities in relation to the residential, additional and accompanying investments,
✅ developing solutions together with stakeholders and conducting dialogue around the proposed developments,
✅ coordinating the process of obtaining the required decisions and approvals, as well as preparing and managing the formal ULIM procedure.
Behind us are months of intensive work, negotiations and many moments that required us to act at a very fast pace while coordinating numerous parallel workstreams.
That makes the outcome even more rewarding: two complex procedures successfully brought to a positive conclusion.
Huge congratulations to the entire Greenfields team and to Aleksandra Wołodźko, who led and motivated the team throughout this demanding process.
And we are not slowing down. We are already applying the experience gained, among others, from the Bokserska and Grenadierów projects to our next assignments – this time under the Integrated Investment Plan (ZPI) procedure for private landowners and developers.
