HOT NEWS: Transaction in Warsaw

Bokserska Resi Sp. z o.o. finalizes the sale of the project at 64 Bokserska Street in Warsaw to the Swedish developer Skanska.

Bokserska Resi Sp. z o.o. has finalized the sale of the project located at 64 Bokserska Street in Warsaw’s Służewiec district. The investment value amounts to PLN 163 million. The property, with an area of 29,770 sq m, offers the potential for the development of a modern, multifunctional multi-family residential project comprising approximately 750 apartments. The concept also includes the development of service and recreational functions, including the creation of a publicly accessible leisure park of around 6,500 sq m.

The project prepared for the site at 64 Bokserska Street responds to the changing character of Służewiec and the needs of the residents of this part of Warsaw. The scheme envisions transforming the existing warehouse and office buildings into a new, open urban structure with multi-family residential buildings, retail and service units on the ground floors, as well as extensive greenery and recreational spaces.

As part of the investment, the plan includes the creation of a new, ungated urban frontage along Bokserska Street and Komputerowa Street, consistent with the surrounding residential development. The concept also includes pedestrian and bicycle routes ensuring smooth accessibility, as well as retail and service units of varying sizes, enabling the development of a full range of essential services for local residents.

An important element of the project is also the expansion of public and social infrastructure. In addition to the residential development itself, the plans include, among other things, the construction and reconstruction of sections of Komputerowa Street and Bokserska Street, the development of a bus loop, and a pedestrian and bicycle route leading to the footbridge by the Warszawa-Okęcie railway stop. The plans also provide for the preparation of documentation for an access road running from the bus loop to Kłobucka Street, as well as construction works at the Primary School at 12 Gruszczyńskiego Street, which will enable the creation of additional educational space.

Greenfields advised on this transaction and is coordinating the ULIM approval process.

On behalf of Greenfields, a key role in closing the transaction was played by the Legal Department led by Małgorzata Kuciak-Malisiewicz, as well as the Urban Planning Department headed by Justyna Cymerman, together with a team of architects who developed a coherent, valuable, and responsible concept for the site. A significant contribution was also made by Dominika de León, Head of Marketing.

The author of the project also spoke about the values underpinning the concept:

We believe this is not only an investment, but also an important step towards a greener, more sustainable and more resident-friendly urban fabric in Służewiec,” said Lead Architect Mateusz Sadowski, author of the architectural and urban planning concept.

As the project architects emphasize, the current buildings at 64 Bokserska Street no longer meet the contemporary needs of the district. The aim of the concept was to create a functional, sustainable and open residential complex combining housing with greenery, services and recreational spaces.

“The current warehouse and office buildings at 64 Bokserska Street no longer meet the contemporary needs of local residents. Our goal is to transform this space into a functional, sustainable and open residential development that will combine housing with green areas, services and recreational spaces. The planned investment is a response to the real needs of this part of the city — a place that for years has remained on the margins of development. The project envisions the creation of a modern space that will introduce urban order and improve the functionality of the entire surrounding area,” emphasizes the architect of the Bokserska 64 project.

An important distinguishing feature of the concept is a large, open and publicly accessible park with leisure and recreation zones for different age groups. The project includes low and high greenery planting, as well as the adaptation of the existing water reservoir as part of the blue-green infrastructure. As a result, the area has the potential to gain a new quality and become a more welcoming, safer and better organized place.

The finalized transaction closes an important pre-investment stage of the project implemented under the so-called special housing act.
