Acting on behalf of the landowners, Greenfields undertook the coordination of the preparation of a new development concept and the process of obtaining the necessary approvals for the implementation of a multi-family residential project. The main objective was to design buildings that would closely reflect the language of early modernism characteristic of pre-war architecture in Żoliborz. Greenfields entrusted the project to the renowned architect Artur Chołdzyński, whose portfolio includes the award-winning Plac Wilsona metro station located in Żoliborz. One of the challenges encountered by Greenfields’ experts during the project preparation process was a conflict between the Rudawka canal and the underground car park planned as part of the development. The greatest difficulty, however, was not technical but formal, as from a legal perspective the canal has no owner. The issue was successfully resolved through close cooperation between Greenfields’ Urban Planning Department and external experts engaged by the company to design the reconstruction of the canal.
