At Greenfields, we are currently managing a ZPI procedure in cooperation with a Data Center operator planning to develop a modern technology campus. The objective of the process is to establish a planning framework that will enable the delivery of an investment designed to meet the specific and highly demanding technical and operational requirements of a future data center.
We have already reached the first major milestone – the Municipal Council has adopted a positive resolution to initiate the ZPI procedure. We are now intensively working on the next stages of the process, including negotiations of the urban planning agreement.
This is a project that requires close cooperation between experts from a wide range of disciplines. On our side, the process is supported by an interdisciplinary team specialising in urban planning, investment preparation, project management, legal matters, energy, environmental issues and marketing.
A Data Center is not an “ordinary” development. It is critical infrastructure with highly specific requirements related to, among other things, power supply, redundancy, telecommunications, security, water management, noise and transport accessibility. All of these aspects must be carefully assessed already at the pre-investment stage.
At the same time, there are still many myths and misconceptions surrounding data centers. This is why, alongside preparing the necessary documentation, we place great importance on clearly explaining what such a facility is, how it operates and what impact it may have on its surroundings.
ZPI also creates tangible value for the municipality. The procedure provides for the investor’s participation in the delivery of complementary investments designed to address the needs of the local community. Their scope is currently being discussed as part of the negotiations of the urban planning agreement and will depend primarily on the expectations of the Municipality and its residents.
ZPI is therefore an effective planning tool not only for residential developments, but also for advanced technology and infrastructure projects.
