From urban planning to closing deal

Before the parties meet at the notary, the plot at Bysławska Street in Warsaw’s Wawer district must first go through a process that genuinely increases its value and prepares it for a residential project.

The current Master Plan (MPZP) allows for production-use development on this site. We estimate the plot’s potential for a multifamily residential development at approx. 35,000 sq m of PUM (net residential area).

A key milestone is obtaining a resolution under the ZPI (Integrated Investment Plan) procedure, which sets clear development parameters and enables the change of use to residential.
