From urban planning to closing deal
The current Master Plan (MPZP) allows for production-use development on this site. We estimate the plot’s potential for a multifamily residential development at approx. 35,000 sq m of PUM (net residential area).
A key milestone is obtaining a resolution under the ZPI (Integrated Investment Plan) procedure, which sets clear development parameters and enables the change of use to residential.
Greenfields’ services include:
- Introducing a multifamily residential use through the ZPI procedure, enabling the owners to achieve a significantly higher sale price for the land.
- Running a tender/competitive process and selecting the Buyer—we prepare a full set of materials, create visualisations, and manage the collection and verification of offers, both in terms of legal/formal compliance and business terms.
- Closing the transaction—finalising the conditions between the parties, culminating in the signing of the notarial deed.
